The situation

William runs FrontLine Lot Revival, a sealcoating crew working out of Covington. Commercial parking lots are the work he wants more of, and the South King County corridor (Kent, Auburn, Covington, Renton) has plenty of strip centers and small retail plazas where the asphalt is past due. He needed a list of those lots that was actually verified. Real owner contacts, lots big enough to be worth the mobilization, pavement that looked rough on the satellite. Not the same Google Maps results he could pull himself in an afternoon.

What I verified and delivered

I scoped the pull to Covington, Kent, Auburn, and Renton zips and built the list from scratch. Every parcel cleared four checks before it made the row. County assessor records confirmed the owning entity and the address. The Washington Secretary of State business registry confirmed the LLC was active and named the contact path. I opened the current ESRI satellite tile for every lot and read the pavement myself, looking for fade, oxidation, worn stall lines, and visible patches. Lots under the size threshold or where the wear didn't justify a sealcoating mobilization came off the list. The rows that stayed were owner-verified commercial lots in his service area, condition-rated, with a decision-maker contact path and the satellite capture date on every entry.
